Terms and Conditions

These Terms set the ground rules for using FlipperPro. They are written to protect the business, clarify what the software does and does not do, and make user responsibilities explicit before anyone relies on the platform for real estate work.

  • FlipperPro is a software tool, not your attorney, CPA, broker, lender, or investment adviser.
  • Property, owner, comp, valuation, rehab, AI, and market outputs are estimates that you must independently verify.
  • Do not use FlipperPro data for tenant screening, credit, employment, insurance, lending, or other regulated eligibility decisions.
  • You are responsible for legal compliance, fair-housing compliance, outreach compliance, and the deals you choose to pursue.

Acceptance of Terms

These Terms and Conditions govern your access to and use of FlipperPro, including our website, web application, software, reports, data, AI features, subscription services, and related support services. By creating an account, starting a trial, purchasing a subscription, clicking to accept, or using the Service, you agree to these Terms.

If you use the Service on behalf of a company, investment fund, partnership, team, or other organization, you represent that you have authority to bind that organization. If you do not agree to these Terms, do not use the Service.

Eligibility and Accounts

You must be at least 18 years old and able to form a binding contract to use the Service. You are responsible for keeping your login credentials secure and for all activity under your account.

You agree to provide accurate account, billing, and contact information and to keep it current. You may not share, sell, transfer, or sublicense your account without our written permission.

Subscription, Trial, Billing, and Cancellation

Paid plans, free trials, usage limits, feature limits, and prices are shown at checkout or in the Service. A free trial requires a valid payment method unless we state otherwise. When the trial ends, your subscription may automatically convert to a paid subscription at the then-current price unless you cancel before the trial ends.

Subscriptions renew automatically until canceled. You authorize us and our payment processor to charge your payment method for subscription fees, taxes, usage-based charges, and other amounts you authorize. If payment fails, we may retry the charge, suspend access, downgrade features, or terminate the subscription.

You may cancel through the billing settings or customer portal made available in the Service, or by contacting us at the email below. Cancellation takes effect at the end of the current billing period unless we state otherwise. Fees are non-refundable except where required by law or expressly stated in writing.

License to Use the Service

Subject to these Terms and your payment of applicable fees, FlipperPro grants you a limited, non-exclusive, non-transferable, revocable license to access and use the Service for your internal real estate investment, underwriting, lead management, and project management workflows.

This license does not allow you to resell the Service, provide it as a bureau or managed service, copy substantial portions of the Service, or use the Service to build a competing product.

No Legal, Tax, Financial, or Investment Advice

FlipperPro provides software, calculations, organization tools, and informational outputs. We do not provide legal, tax, accounting, investment, brokerage, lending, appraisal, construction, engineering, insurance, or financial advice.

No report, score, ARV estimate, MAO calculation, rehab estimate, cash-flow projection, comp selection, AI narrative, or other output is a recommendation to buy, sell, finance, lease, renovate, hold, or invest in any property. You are solely responsible for your investment decisions and for consulting qualified professionals before acting.

AI and Data Outputs Are Estimates

The Service may use automated calculations, third-party property data, public records, market data, comparable sales, maps, valuation sources, and artificial intelligence models. These outputs can be incomplete, outdated, inaccurate, unavailable, biased, or unsuitable for your particular transaction.

You must independently verify all property facts, ownership information, title status, liens, zoning, permits, taxes, insurance, utilities, repair scope, environmental conditions, neighborhood information, comparable sales, market demand, rent estimates, resale assumptions, and financial assumptions before relying on them.

FlipperPro does not guarantee that any deal will close, appraise, finance, lease, sell, generate profit, avoid loss, or satisfy your investment criteria.

Third-Party Data, Services, and Integrations

The Service may integrate with or display information from third-party providers, including payment processors, authentication providers, mapping services, property-data providers, AI providers, analytics tools, email providers, and other services. Third-party services are controlled by their own terms, policies, availability, limits, and data quality.

We are not responsible for third-party outages, data errors, pricing, changes, restrictions, or decisions. You are responsible for complying with any third-party terms that apply to your use of connected features.

User Content and Account Data

You retain ownership of property records, lead notes, documents, photos, offers, assumptions, budgets, comments, and other content you submit to the Service. You grant FlipperPro a worldwide, non-exclusive license to host, process, store, transmit, display, and use that content as needed to provide, secure, support, improve, and operate the Service.

You represent that you have the rights and permissions needed to upload and use your content. Do not upload sensitive personal information, protected health information, payment card data, government identification numbers, or confidential third-party information unless the Service expressly supports that use and you have lawful authority to do so.

No Consumer Reports or Regulated Screening Uses

FlipperPro is not a consumer reporting agency and does not provide consumer reports. You may not use the Service, property data, owner data, lead data, AI outputs, or reports to determine any person's eligibility for credit, housing, tenant screening, employment, insurance, lending, licensing, benefits, or any other purpose regulated by the Fair Credit Reporting Act or similar laws.

You may not use the Service to run background checks, evaluate tenants, score consumers, make lending decisions, or create lists for regulated eligibility decisions unless we provide a separate written agreement expressly authorizing that use.

Fair Housing and Anti-Discrimination

You must use the Service in compliance with the Fair Housing Act and all other applicable federal, state, and local anti-discrimination laws. You may not use the Service to discriminate, steer, exclude, harass, target, or make housing-related decisions based on protected characteristics or proxies for protected characteristics.

This restriction applies to lead selection, marketing, seller outreach, pricing, offers, financing, leasing, advertising, communications, and any other real estate activity connected to your use of the Service.

Outreach, Seller Contact, and Compliance

You are solely responsible for how you contact property owners, sellers, agents, buyers, contractors, lenders, or other third parties. You must comply with all applicable laws and rules, including telephone, text message, email, direct-mail, privacy, do-not-call, consent, licensing, advertising, and real estate solicitation requirements.

FlipperPro does not authorize spam, harassment, misleading communications, impersonation, unlawful cold outreach, or contacting anyone who has opted out or asked not to be contacted.

Acceptable Use

You agree not to misuse the Service or help anyone else misuse it.

  • Do not violate any law, regulation, contract, third-party right, or professional duty.
  • Do not upload malware, attempt unauthorized access, bypass security, probe systems, overload infrastructure, or interfere with other users.
  • Do not scrape, harvest, bulk export, resell, publish, or redistribute data except as the Service expressly permits.
  • Do not reverse engineer, copy, frame, modify, or create derivative works from the Service except as allowed by law.
  • Do not misrepresent your identity, ownership rights, licensing status, agency relationship, financing ability, or authority to act.
  • Do not use the Service for fraud, deceptive trade practices, predatory conduct, harassment, discrimination, or unlawful surveillance.

Intellectual Property and Feedback

FlipperPro and its licensors own the Service, software, design, workflows, text, graphics, logos, trademarks, templates, calculations, models, and other materials we provide, excluding your content and third-party materials. We reserve all rights not expressly granted in these Terms.

If you send feedback, suggestions, ideas, feature requests, or improvements, you grant FlipperPro a perpetual, irrevocable, worldwide, royalty-free license to use them without restriction or compensation.

Privacy

Our Privacy Policy explains how we collect, use, disclose, and protect personal information. By using the Service, you also agree to the Privacy Policy. If these Terms conflict with the Privacy Policy about personal information, the Privacy Policy controls for that issue.

Availability, Changes, and Beta Features

We may modify, add, remove, suspend, or discontinue features at any time. We do not guarantee that the Service will be uninterrupted, secure, error-free, or available in every location.

Some features may be labeled beta, preview, experimental, AI-generated, or early access. Those features may be less reliable and may change or be removed without notice.

Disclaimers

To the maximum extent permitted by law, the Service and all outputs are provided on an as-is and as-available basis. FlipperPro disclaims all warranties, whether express, implied, statutory, or otherwise, including warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, availability, and reliability.

You are responsible for due diligence, inspections, professional advice, transaction documents, financing, repairs, permits, insurance, and compliance with all laws that apply to your real estate activities.

Limitation of Liability

To the maximum extent permitted by law, FlipperPro will not be liable for indirect, incidental, consequential, special, exemplary, punitive, or lost-profit damages, or for lost deals, lost revenue, lost data, property losses, repair overruns, financing failures, valuation errors, or reliance on Service outputs.

To the maximum extent permitted by law, FlipperPro's total liability for all claims relating to the Service will not exceed the greater of the amounts you paid to FlipperPro for the Service during the three months before the event giving rise to the claim or $100.

Indemnification

You agree to defend, indemnify, and hold harmless FlipperPro, its owners, officers, employees, contractors, service providers, and affiliates from claims, damages, losses, liabilities, costs, and expenses arising from your content, your deals, your use of the Service, your violation of these Terms, your violation of law, or your infringement of third-party rights.

Suspension and Termination

We may suspend or terminate your access if you violate these Terms, create risk for FlipperPro or others, fail to pay, misuse data, trigger security concerns, or use the Service in a way that could expose us or others to liability.

You may stop using the Service at any time. Sections that by their nature should survive termination will survive, including payment obligations, intellectual property, disclaimers, limits of liability, indemnification, dispute terms, and restrictions on regulated uses.

Dispute Resolution, Governing Law, and Venue

Before filing a claim, you agree to email us with a clear description of the dispute and give us 30 days to try to resolve it informally. These Terms are governed by the laws of the State of Nevada and applicable United States federal law, without regard to conflict-of-law rules.

To the maximum extent permitted by law, each party consents to exclusive jurisdiction and venue in the state and federal courts located in Clark County, Nevada. You and FlipperPro agree to bring claims only in an individual capacity and not as a plaintiff or class member in any class, consolidated, representative, or private-attorney-general proceeding.

Changes to These Terms

We may update these Terms from time to time. If we make material changes, we may provide notice through the Service, by email, or by updating the effective date. Your continued use of the Service after changes become effective means you accept the updated Terms.
